How Rental Agents can Make Their Listing Unique from Duplicates

Landlords with large apartment buildings and multiple units often do not rely on one rental agent to look for tenants. That is only reasonable because it will be more financially advantageous for landlords if they can fill up their vacancies as fast as possible. More agents mean higher chances of getting tenants.

As a rental agent, however, you need to be able to stand out even if other rental agents are marketing the same units as you. Those rental agents would also create listings. However, you have to make sure that your listing is not a mere duplicate of theirs or the other way around.

A listing that appears like a duplicate may be a red flag for some home hunters. Even if they like the property, they might think that the listing is fake if it appears that it is just a copy of another.

As a rental agent, you must make an effort to make your listing unique and attractive enough so that it doesn’t look like a lazy copy. Get ahead of the competition. Here are some ways you can do that.

Unique Photos

Some landlords will give you photographs of their unit, which you can use for marketing. The other rental agents that they will hire might use the same photos as well. You can still use these photos, especially if the landlord requires you to do so. However, if you have the skill to produce high-quality photographs, try to go the extra mile.

You can request the landlord to allow you to take more photographs of the unit. If they don’t require you to use the photos they provided, then you use that opportunity to your advantage. Aside from the standard pictures of units that show the space, photograph the window view, the details on the furniture, the lighting fixtures, and other angles of the rooms that are not the same as what the other agents are using.

Watermark those photos

You don’t want other agents to use your unique photos. Make sure to add a watermark on top of your photos, preferably with your name, contact number, and website. That way, even if the photograph does appear on someone else’s listing, whoever sees it and takes interest will know who to reach because they will be sure that you are a more trustworthy agent to talk to about the property.

Write your own property description

Write your description of the property. If all agents use the same copy on their listing, it would be difficult for search engines to identify which is more relevant, which would affect the ranking of your posting.

Publish on platforms which can offer high visibility

Instead of going to all rental websites, create your listing on listing-syndication platforms like Padleads. Create a unique listing with photos and property descriptions. After that, syndicate the listing to popular rental websites of your choice. It would be easier because when clients reach out to you after seeing your listing, they can directly contact you.
